Sites in Coventry, Wolverhampton and Walsall were developed into two and three storey accommodation for the elderly, using Terrapin’s steel frame modular construction method, to create individual flats.
Focus Housing implemented this scheme to help with the current shortage of residential care due to the imminent closure of many homes which will not meet with new European legislation.
The initial design of the homes combined the expertise of Terrapin with Prime Focus, Derek Evans and Partner (Surveyors) and a team from Walker Troup (Architects). The objective was to design a high quality standard interior, incorporating the needs of an elderly occupant, that could easily be repeated. The project comprised three building designs – based on a concept of two and three storeys, configured to suit the location – allowing for a high degree of exterior ‘architectural freedom’.
The residential flats were produced in Terrapin’s factory under strict quality control. Each one comprises one or two bedrooms, a living room, bathroom, kitchen and storage area, providing a size and standard of accommodation far greater than is required by the new legislation coming into force in the next few years. In the development of the prototype, the needs of the tenants and carers were carefully and thoughtfully incorporated into the design.
Each flat was constructed as two or three modules, with all interior fittings and fixtures in place, sealed and transported to site to be craned onto pre-prepared foundations. The central ‘core’ area provides communal and management facilities.
Prime Focus believed off–site construction could add significant improvements over traditional methods, such as enabling continuity of design and maintenance of the high standards required for the interior.
The end result provides attractive, comfortable living accommodation for approximately 150 people in three easily maintained buildings, each using a variety of exterior techniques to create unique designs to suit its own urban context.
